Before we get started on how to market your home, I need to help you get your home ready to sell! To prepare for the presentation we will do a walk through of your property to find all the great things that we can point out to prospective buyers and any things that could be updated or changed in order to make your property as appealing as  possible and increase the selling price. Getting your house ready to sell goes beyond washing the dishes and making the beds! Walking buyers through a house that's not ready to show is almost worse than not showing it at all. The first impression made when seeing a house is usually the one that sticks.

Sometimes it only takes a quick fix or a fresh coat of paint to increase your home's value. Remember buyers will be looking at your home with fresh eyes, the little things you may take for granted will show up crystal clear to someone who is looking for the first time. I have years of experience looking at homes and can quickly point out the small things that others will pick up on right away.  A home that looks well maintained reassures prospective buyers that your house has been properly maintained through the years and that they are making a wise purchase. We will help you decide which things can be fixed with a little elbow grease and a few hours work, but can really boost your chances of selling quickly and making a higher profit.

What is my house worth?

Part of my listing presentation will include a CMA (Comparative Market Analysis) of your home. I compare your home to other houses that have recently sold in the Pocahontas County area and what is currently on the market. Using this information and my own analysis of your home I will come up with the market value of your home and what I think is a fair price. Knowing what is going on in the real estate market in your area is an essential part of getting your house sold. Don't list your house without a CMA done by a certified Agent!
