Rosemary's roots in Pocahontas go deep Her parents bought 245 acres of farmland where they built a log house with their own hands and eventually raised 13 children. Growing up as the twelfth of thirteen children taught Rosemary a lot about patience, understanding and team work. Being one of many also taught Rosemary another important thing, she had to work hard to prove herself and persevere if she wanted success, a lesson that has helped her rise to the top in an extremely competitive career.
Family ties After high school, Rosemary attended Business College in Lewisburg WV and was a homemaker and mother for her three sons, the twins; Mike and Mark and their older brother Johnny. All now fully grown with families of their own.
Keeping it in the family Real estate is a family affair with the Hofers. It was her sister, Alice, who inspired Rosemary's career. After moving to Loudoun County Virginia in 1992, her son caught the real estate bug and can be found working alongside Rosemary. Her husband Ralph, a Certified Public Accountant, has also been an influential part of Rosemary's success, being her "behind the scenes man" assisting in everything from computer database management to working out the details of closings.
Top of her game At the height of her career Rosemary was ranked #1 Realtor in the Central Atlantic Region and the #6th RE/MAX agent internationally. Her personal record was signing 14 contracts in one day. She is proud not only of the number, but of the fact that she knows she gave each of those fourteen clients the amount of care and time that they deserved.
To what does she attribute her success? "Real Estate is not just a job for me, I truly enjoy helping people find their perfect home and it doesn't stop there! I work with my clients even after the deal is done, helping them find builders, contractors, whatever they need to make their house a home." Rosemary feels that she is not just helping people find a place to live, she's helping build a community, one she loves and lives in with pride.
What makes Rosemary different from other agents? Her commitment level goes way beyond what is expected. One example was with a client who was new to the area. As Rosemary showed him around with his family, his small daughter Hannah took an immediate liking to her. During the course of the day his wife fell ill and was rushed to the hospital. Rosemary received a call later that evening from her client saying that Hannah had asked to stay with her while her Mom stayed in the hospital overnight. Rosemary happily obliged, picking her up and bringing her home to spend the night. "This isn't a one time transaction. I am creating a life long relationship with the clients I work with. They know they can count on me for all their housing needs in the years to come."
Rosemary's true home is Pocahontas County Rosemary moved back to Pocahontas County in 2006. "What do I love about living here? It is a truly magical place. The mountain air is so clean and fresh, even just breathing makes you feel good". Rosemary thinks Pocahontas County in the fall is Heaven on Earth. The leaves are turning every color imaginable and the temperature is still warm, perfect for taking a scenic walk in the crisp air.
What else is Rosemary passionate about? "My family" she says without hesitation. Her idea of a perfect day is cooking up a big Southern meal and spending time with her family, especially her grandkids. Proving you can't take the farm out of the girl, Rosemary also loves spending time in her garden, tending to her flowers and raising vegetables. 
Financing Your Home >Owner Financing
If you are selling a house in which you have a lot of equity, and you don't need that equity to buy a new home, an owner-financing agreement may benefit you and your buyers.
Seller financing arrangements usually involve the buyers securing the largest portion of their purchase money from a mortgage company and getting a smaller second loan from the sellers. For example, they may finance 75% from a lender, put in 15% from savings, and ask the sellers to finance the remaining amount. The terms and interest rates on seller carry-backs are negotiated on a case-by-case basis.
Sellers may be able to negotiate a note that provides a better return on their money than 1-to-5 year CD's or treasury notes. They should ensure that the note protects them to the fullest. Use common sense when considering such a loan, and verify the buyers' income, credit history, and job stability before making your final decision.
